Daily mortgage market update

Respectable Recovery. Is It a Trap?

Bonds recovered after an unusually sharp two-week selloff, helping national mortgage-rate averages edge lower—but next week's major economic data will determine whether the improvement can last.

Today's market movement

Bonds staged a respectable recovery after selling accelerated sharply at the end of an already difficult two-week stretch. The improvement helped the national average for a top-tier 30-year fixed mortgage edge down to roughly 7.43%, about 0.02 percentage points lower for the day. That small move offers some relief, but average rates still increased by more than half a percentage point over the past two weeks.

What markets are watching next

One stronger session does not confirm that the recent selloff has ended. Major labor and business-activity reports next week may determine whether bonds can build on Friday's recovery or resume moving lower. Oil prices and war-related headlines remain additional sources of volatility, so mortgage pricing may continue to react quickly as new information arrives.

What this means for homebuyers

Friday's improvement is encouraging after a steep rise, but it is not yet a dependable trend. Buyers approaching closing or working within a firm payment limit should review the cost and timing of a rate lock instead of assuming the recovery will continue. Compare choices using the same loan amount, term, points, credits, fees and lock period, and base the decision on the payment your budget can support.

The mortgage-rate information discussed here reflects broad national market reporting and is provided for educational purposes only. It is not a rate quote, offer, or commitment to lend. Actual rates, fees, and terms vary by borrower, property, loan program, market conditions, and lock period.
