A clear path to homeownership

First-Time Buyers & Down Payment Assistance

Buying your first home is a major milestone. We make the financing side understandable, organized, and built around what feels comfortable for you.

A strategy built around you

More options. Clear guidance.

First-time buyers often have more options than they realize. We compare conventional, FHA, USDA, and eligible assistance programs, then explain the payment, cash-to-close, and long-term tradeoffs in plain language.

Who this may fit

  • Buyers purchasing their first primary residence
  • Borrowers who want to preserve savings
  • Buyers who need help understanding the process
  • Eligible Florida buyers exploring down payment assistance

Options we can explore

  • Low-down-payment conventional financing
  • FHA and eligible USDA programs
  • Florida down payment assistance options
  • Temporary or permanent rate buydowns

What to consider

  • Income and property limits may apply
  • Assistance programs can have education requirements
  • Credit, occupancy, and debt guidelines vary
  • The lowest down payment is not always the lowest total cost

Common questions

Helpful answers before you begin.

Do I have to put 20% down?

No. Many first-time buyer programs allow much smaller down payments, and qualified borrowers may have access to assistance. We will compare the total payment and cost—not only the minimum down payment.

Who counts as a first-time buyer?

Many programs consider you a first-time buyer if you have not owned a primary residence during the last three years. The exact definition depends on the program.

Can assistance cover all of my closing costs?

It may cover part of the down payment or eligible closing costs, depending on the program and transaction. We will calculate the full cash-to-close before you make an offer.
