The Fundamentals

A mortgage is a loan used to purchase a home or property. You borrow money from a lender and repay it over time through monthly payments.

The goal is not simply getting approved. It's building a mortgage strategy that supports your long-term goals.

Your monthly payment may include:

Principal

Interest

Mortgage Insurance

(PMI / MIP)

Property Taxes

Homeowners Insurance

Flood Insurance

(if applicable)

HOA Dues

(if applicable)

Mortgage Terms Made Easy

%

Interest Rate

The percentage a lender charges you to borrow money. It helps determine how much interest you pay each month.

$

Down Payment

The part of the home price you pay upfront. Your mortgage pays for the rest.

Cash To Close

The total amount you need to bring to closing. It usually includes your down payment and closing costs, minus any credits or deposits already paid.

?

Pre-Qualification

A quick estimate of what you may be able to borrow based on the information you provide. Your documents may not have been fully reviewed yet.

Pre-Approval

A stronger review of your credit, income, assets, and documents. It shows sellers that a lender has reviewed your finances.

Closing Costs

The fees and expenses needed to complete your home purchase and mortgage, such as lender, title, appraisal, tax, and insurance costs.

P

PMI

Insurance often required on a conventional loan when you put less than 20% down. It protects the lender and may be removed later.

F

FHA Mortgage Insurance

Insurance required with most FHA loans. It includes an upfront charge and a monthly cost added to your payment.

V

VA Funding Fee

A one-time fee on most VA loans that helps support the VA loan program. It can usually be added to the loan, and some veterans are exempt.

Rate Buydown

Money paid upfront to lower your interest rate. The lower rate may last for the entire loan or only the first few years.

Smart planning tips

Pick a Payment You Can Live With

Start with what feels comfortable each month. Leave room for groceries, childcare, travel, and savings—not just the house payment. Share that number with us before you shop.

Check Before You Change Your Credit

Thinking about financing a car or opening a store card for furniture? Talk with us first. New debt can change your mortgage options, even after you are pre-approved.

Save Some Cash for After the Move

Plan for more than your down payment and closing costs. Set aside money for movers, utility setup, and unexpected repairs so you have a cushion when you get the keys.

Give Your Paperwork One Home

Keep your pay stubs, bank statements, and tax returns together in a secure folder. When we request a document, send every page—even the blank ones—to help avoid extra back-and-forth.

Tell Us What Comes Next

Is this a short-term stop or a home you hope to keep for years? Tell us about a possible move, retirement, or other big plans so we can compare loans with your timeline in mind.
