Know the place

Place and population

Coastal Georgia begins immediately across the Florida line in Camden County and continues through Brunswick and the Golden Isles to Savannah and Tybee Island. The corridor includes military communities, port economies, historic districts, barrier islands and vacation-property markets.

The 2020 Census counted 295,291 residents in Chatham County, 84,499 in Glynn County and 54,768 in Camden County. Island, city and unincorporated addresses can have different tax, insurance, zoning and rental requirements.

How the area developed

St. Marys and Kingsland grew around transportation, military and Florida-border connections. Brunswick and the Golden Isles developed around the port, resorts and barrier islands. Savannah combines one of the country's best-known historic districts with a major port and expanding regional employment base.

What daily life looks like

Primary-home buyers, military families, retirees, second-home owners and rental investors share the corridor. Coastal insurance, flood zones, condominium eligibility, historic-property condition and local short-term-rental rules deserve early review.

Coastal property planning starts before the offer

From Camden County to Savannah, buyers should review flood zones, wind coverage, rental restrictions and property condition early. Island, historic-district and vacation properties can require different financing documentation.

Research a specific address

Property records, tax estimates and flood maps

Start with the official property record, but do not assume the seller's tax bill will remain unchanged. A sale can trigger reassessment, exemptions may change, and the final tax rate depends on local taxing authorities. FEMA's map identifies mapped flood hazards that can affect insurance requirements and the complete monthly payment.

These tools support early research; they are not a tax, insurance or lending determination. Confirm estimates with the county tax office, insurance professional and your mortgage team for the exact property.

Education

Public schools, private schools and higher education

School assignments and admissions can change. Verify the exact address directly with the public district or private institution before making a housing decision.

Property-level planning

What homebuyers should review early

A location does not determine loan approval. These are common property and transaction questions worth checking for the exact address.

  • VA and military relocation
  • Second homes and vacation properties
  • Short-term rentals and DSCR
  • Historic homes and property condition
  • Coastal flood and wind coverage
  • Condominiums, jumbo loans and island properties

Population figures use the 2020 U.S. Census unless otherwise stated. School links are provided for research only; attendance zones, enrollment eligibility, admissions and programs must be verified directly. Linked government, chamber, economic-development and tourism sources provide current local information. Confirm taxes, zoning, rental rules, insurance and property eligibility for the exact address.
