Daily mortgage market update

Epic Round Trip as Rates Launch Higher Only to End Lower

Hotter inflation initially pushed mortgage rates sharply higher, but a steady bond recovery erased the damage and left the average lender slightly better by the end of the day.

A dramatic post-CPI reversal

The Consumer Price Index came in hotter than expected, immediately raising Federal Reserve rate expectations and pressuring the bond market. Initial lender pricing reflected that move, with the average 30-year fixed rate roughly 0.10 percentage point higher than the prior day before markets reversed.

Why conditions improved later

Bonds began a steady recovery about half an hour after the inflation release. Heavy stock-market selling likely encouraged some investors to shift toward safer bonds. By the close, many lenders had improved their rate sheets, and Housing Brief reported that the average lender finished about 0.01 percentage point lower than the prior day.

What this means for homebuyers

The session shows why a quote can change materially during one day even when the borrower and property do not. Compare pricing at a similar time using the same loan structure, points, credits, fees and lock period. National averages are market indicators, not personalized rate or APR offers, and actual terms depend on the complete loan scenario.

The mortgage-rate information discussed here reflects broad national market reporting and is provided for educational purposes only. It is not a rate quote, offer, or commitment to lend. Actual rates, fees, and terms vary by borrower, property, loan program, market conditions, and lock period.
