New-Home Sales Rebound as Available Supply Tightens

August new-home sales rose sharply from July, while steady inventory reduced the estimated months of supply and returned activity to its recent range.

Sales of newly built single-family homes increased 6.4% from July to a seasonally adjusted annual pace of 684,000. Despite the monthly rebound, sales remained 2.0% below August 2025, suggesting improvement within a still uneven longer-term market.

Available inventory was essentially unchanged at 483,000 homes. Because sales improved while supply held steady, estimated months of supply declined from 9.0 to 8.5. The median sales price was $393,700, although changes in the mix, size and location of homes sold can influence monthly price comparisons.

Buyers comparing new construction should evaluate more than the advertised price. Builder incentives, completion dates, property taxes, insurance, HOA or CDD costs and financing terms can materially change the monthly payment and total cost of ownership.
